If you’ve driven down Coconut Road lately, you’ve seen it: two towers rising over Estero Bay. On September 18, the second tower at The Ritz-Carlton Residences, Estero Bay officially topped off. As a Southwest Florida native who grew up watching this area change, I have to say this one is pretty special.

Here’s what’s happening, what it means for buyers, and why it matters for the luxury market in Bonita Springs and Estero.

A Southwest Florida Twist on an Old Tradition

Topping-off ceremonies go back centuries. Builders traditionally put a tree at the highest point of a new structure to bring good luck and a safe build. In America, the flag was added to honor the people who built it.

The traditional tree is a pine. Here in Southwest Florida, the crew used palm trees instead. Four palms and an American flag were lifted by crane above the 22-story tower. I love that.

More than 400 construction workers were celebrated that day with a Mission BBQ lunch, door prizes, and the rest of the day off. That’s well deserved: the project has logged nearly 780,000 work hours so far.

The Ritz-Carlton Residences Estero Bay: Quick Facts

Views From Every Residence

This is what sets the property apart for me. The two towers are mirror twins facing opposite directions. Every floor looks out over Estero Bay and its mangroves to the southwest and the Saltleaf Golf Preserve to the east.

London Bay’s leadership has said the views are essentially the same from every residence, with height as the only difference. For buyers, that means you don’t need the penthouse to get the view.

Penthouses do get something extra: 14-foot ceilings, compared with just under 10 feet in the standard residences.

Amenities in Each Tower

Each tower has its own amenities:

On top of that, residents get Ritz-Carlton service with the Gulf Coast lifestyle right outside the door.

What This Means for the Bonita Springs and Estero Luxury Market

Tower One is over 90% sold, and Tower Two is nearly halfway there with almost a year until completion. That tells me buyers are confident in Bonita Springs luxury real estate.

London Bay has noted that more wealth is coming into Southwest Florida, and I see it every day. Buyers want new construction, full-service luxury, and waterfront views without giving up the laid-back feel that makes this area home.

If you’re considering a luxury condo in Bonita Springs or anywhere between Estero and Naples, remaining inventory in Tower Two is worth watching closely before completion in 2027.
